Implicit Price of Air Pollution in Thailand: Evidence from Two-Stage Hedonic Pricing Model

Abstract

Air pollution poses a major environmental and economic challenge in Thai-land, increasing health risks and lowering property values. While its health effects are well-documented, its impact on housing prices is less understood. This study uses a two-stage hedonic pricing model (HPM) and 2023–2024 housing survey data to estimate the marginal implicit price of pollution on home values. Results reveal that air quality significantly impacts property values, with the Southern and Northern regions exhibiting the highest sensitivity (THB 336,977 and THB 242,019 per AQI unit per household), respectively. By contrast, the Central region shows moderate responsiveness (THB 145,651), while the North-east demonstrates limited sensitivity (THB 26,200), indicating the need for alter-native policy measures. These findings highlight regional disparities in the valuation of environmental quality and underscore the importance of tailored air pollution control strategies.
