Strategic Transformation of Sustainable Housing: Prioritisation Analysis of Key Factors with AHP-MAGC Method for Green Future in Banda Aceh and Aceh Besar

Abstract

Climate change and global environmental pressures demand the implementation of sustainable housing, which is a residental development system that integrates environmental, social, and economic elements to achieve a balance between environmental sustainaibility and human needs. The concept of green housing is one of the solutions in realising nature conservation and protecting the earth from global warming.

This research aims to identify the priority of key factors in the strategic transformation of sustainable housing in Banda Aceh and Aceh Besar. The research focuses on the construction of government-assisted houses, namely livable houses and houses for low income people (MBR), namely subsidised houses. A questionnaire-based Analytic Hierarchy Process (AHP) method that refers to the Green Construction Assessment Model (GCAM) was used to obtain research answers. Respondents consisted of sustainable housing construction experts representing academics, practitioners, and housing management agencies. The result of the AHP analysis show that of the 19 factors in all aspects of MAGC, there are 5 key factors that have the highest global priority weight, namely the natural environment (0,142), activities (0,113), quality assurance (0,094), efficiency (0,068), and environmental works (0,064). These factors are a hierarchy of Green Behaviour Practices (GBP) aspects that have the highest weight of other aspects. This research resulted in mapping the key factors of sustainable housing in Banda Aceh and Aceh Besar based on global priority weight, so that it is known which factors are most important according to the results of AHP-MAGC analysis.
