Abstract

This study investigates the critical factors influencing the scheduling of prefabricated construction projects, a domain increasingly prioritized for its potential in addressing sustainability challenges in the construction industry. Drawing on factor analysis, the research identifies and quantifies key processes that impact project schedules, spanning design, production, transportation, and assembly stages. A comprehensive indicator system comprising 17 core processes was developed, and statistical analyses, including reliability and validity tests, confirmed the robustness of the data. The findings highlight that the design stage exerts the most significant influence on project schedules, emphasizing the importance of high-quality design outputs and effective coordination with downstream processes. Factor analysis revealed four primary influencing factors: technology and methods, project management competence, experience in similar projects, and design support. These factors collectively explain 83.54% of the variance in schedule performance. This study contributes to the literature by offering actionable insights for optimizing scheduling strategies in prefabricated construction projects. Practical recommendations include adopting advanced design technologies, enhancing project management training, leveraging lessons from similar projects, and prioritizing early-stage design quality. By addressing these factors, the prefabricated construction industry can achieve greater efficiency, reduce delays, and advance sustainability goals.
