- Abstract
Urban green redevelopment projects often reshape physical landscapes, while producing uneven socio-spatial outcomes. This study proposes a GIS-based spatial modeling framework to evaluate the impacts of a high-profile green redevelopment case: Miyashita Park in Tokyo. Combining geospatial datasets (2014–2023) and user survey responses (n=167), the analysis examines how land value, labor force density, and perceived satisfaction evolved during the park’s transformation. Spatial clustering techniques, including Moran’s I and weighted interpolation, revealed intensified commercial concentrations and unequal uplift across adjacent districts. Complementing this, generalized least squares (GLS) modeling identifies key perceptual variables—such as accessibility and perceived commercial contribution—as significant predictors of satisfaction. The results underscore the dual role of green spaces as ecological assets and instruments of selective redevelopment. By integrating spatial indicators and user perceptions, the framework offers transferable tools for diagnosing equity implications in future urban projects.
