Abstract

This paper focuses on the transformation and renewal of Dongguan’s neighborhoods under the government and developer-led model. With the acceleration of urbanization in Dongguan, traditional neighborhoods are facing challenges such as functional degradation and environmental deterioration, and there is an urgent need to improve urban quality through renovation and renewal. This paper analyzes the connotation, characteristics and operation mechanism of the government-developer-led model, and explores the specific application and effectiveness of this model in the renovation and renewal of Dongguan’s neighborhoods through literature research, case study analysis and field research. The study shows that the model effectively combines the guidance and promotion of the government with the financial and technical advantages of the developers, realizing efficient urban renewal while focusing on the protection of public interests. For the future, this paper suggests to continue to deepen the application of this model, strengthen the policy guidance, innovate the financing mechanism, and enhance the public participation, in order to realize the sustainable development of urban renewal, and provide a valuable reference for the neighborhood transformation in Dongguan and other cities.
