Abstract

This research examines the temporal evolution of satisfaction attributes in Morocco’s Airbnb ecosystem from 2013 to 2023 and analyzes their impact on tourism sustainability. Through the Latent Dirichlet Allocation (LDA) anal-ysis of 51,880 English-language reviews, our study reveals significant shifts in user satisfaction patterns, with host behavior and authentic local experiences emerging as key satisfaction drivers. The findings highlight Marrakech’s dominance, accounting for 56.4% of all reviews, which raises critical questions about equitable tourism distribution and urban sustainability in Morocco. While sustainability is not explicitly mentioned as a primary satisfaction factor, it significantly influences user preferences through the growing importance placed on cultural authenticity and culinary experiences. Seasonal analysis reveals peak periods during summer months (June-August) and winter holidays (December-January), highlighting implications for re-source management. These findings offer valuable perspectives for tourism stakeholders and policymakers, emphasizing the need for a comprehensive strategy that balances customer satisfaction with authentic experiences and environmental initiatives to build sustainable and equitable tourism in Morocco.
